Help Us Sell Our House!

I know this is a long shot since many of you probably don't even know anyone from Albuquerque, but I thought, of all the readers out there, someone might have a lead for us. 

We are trying to sell our house so that we can move to Madison and begin our church plant in May, but as many of you know the housing market in many parts of the country has tanked.  Right now, based on appraisals, we stand to "lose" about 15K, so we are having to be more creative in how we go about selling our house.  Obviously we can't pay any realtor commissions so we have to market it ourselves.  One of the ways that we are doing that is through a website that I have created, www.10727stonebrook.com

Would you be willing to look around on this site a bit, give feedback, and pass it along to anyone you might know who would be seeking a house in the area?  Thanks!

You can get an MLS listing for about $500. It'll get you a pseudo-agent (who is required by law, I believe, to help you in some ways). They are technically your agent, but they do very little. Your home can be listed on Realtor.com, etc. It's how we did it a couple years ago. We lost approximately $8K on our house but made up for it on the buying end (BUT, we didn't have a cash flow issue to make it happen). I imagine (depending where you're moving in Madison) that you likely won't fully make up for it in the move. Sorry that I can't remember the name of the site where I "purchased" my MLS listing.

We sold in under a month. There were approximately 15 other townhomes in our area that were listed and not selling. I attribute the sale to four things: 1.) God, 2.) the MLS listing, 3.) the fact that ours was more updated that 90% of the other ones, 4.) we were willing/able to take a "little" loss.
